PAYMENT SCHEDULE
To secure this property, 50% of the total amount of the reservation is due at the time of booking, with the balance due 30 days prior to arrival. If the booking is made within 30 days of arrival, the full payment is due at the time of booking. The Property Manager will process the payment.
CANCELLATION POLICY
100% refund of the total amount paid if you cancel within one (1) day of booking as long as your booking date is more than 30 days from the date of arrival.
If you cancel more than 30 days prior to the arrival date of your reservation, you will receive a complete refund of the total amount paid, less a cancellation fee equal to 10% of the total reservation cost.
There will be no refunds if you cancel within 30 days of arrival.
LAST MINUTE BOOKINGS
If you are booking within 30 days of the date of arrival, there are no refunds. Please contact us with any questions prior to booking.
Condominium Disclosure: Frias Properties of Aspen Snowmass is a rental agent for condominiums and hotels that are independently owned. The nature of this relationship is that we cannot completely control the use of the accommodation we manage. Although problems are rarely encountered, we must reserve the right to change condominiums up to and including the day of your arrival.
Housekeeping Services – ASPEN: We have updated our housekeeping services. All short-term rental guests receive housekeeping services every other day, with guests of economy and standard rentals receiving trash and towel service and deluxe and luxury guests receiving full housekeeping service. All reservations of 6 nights or more in any category of rental receive a mid-stay linen change. Reservations of 30 days or more in any category of rental receive a full cleaning and linen change once per week.
Housekeeping Services – SNOWMASS: We do not offer daily housekeeping. Guests who desire daily cleaning may schedule and pay for additional housekeeping. Please contact us in advance regarding pricing and availability.
Check-In/Check-Out Time: Check-in time is 4 p.m., and check-out time is 10 a.m. Early check-ins and late check-outs cannot be accommodated at this time. If a guest stays beyond check-out time, we reserve the right to charge a fee of up to the full nightly rate.
Showings: We reserve the right to show any unit for rental or sale on 24-hour notice from 9 a.m. to 5 p.m. daily. We will make every effort to contact the guests and arrange the showing with them.
Pets/Service Dogs:Â Pets are not permitted in our vacation rentals. Specific rentals will consider pets with approval and a security deposit. If a pet is discovered in a rental, there will be a minimum fee of $500 per night. Service dogs must be disclosed to Frias Properties, and the required paperwork must be completed before arrival. Any damage caused by a service animal will result in a minimum $500 fee for cleaning or repairs.
Smoking: All properties are 100% non-smoking.
OBVIOUS ERROR CLAUSE
In the event that a reservation is made at a rate that is clearly and substantially below the prevailing market rate for similar accommodations—whether due to a technical malfunction, system error, typographical mistake, or any other reason (an "Obvious Error")—the platform reserves the right to cancel the reservation. An "Obvious Error" includes, but is not limited to, a nightly rate that is so low that a reasonable person would recognize it as a mistake.
RIGHT TO CANCEL AND NOTIFICATION
If a reservation is affected by an Obvious Error, the platform will notify the guest as soon as reasonably practicable after the error is discovered. The reservation will be canceled, and any amounts paid will be fully refunded to the guest within a reasonable period of time. The platform may, at its discretion, offer the guest the opportunity to rebook at the correct rate or provide assistance in finding alternative accommodations.
LIMITATION OF LIABILITY
The platform shall not be liable for any losses, costs, or damages, direct or indirect, arising from the cancellation of a reservation due to an Obvious Error, beyond the refund of any amounts paid for the affected reservation, except as required by law.
ACCEPTANCE OF TERMS
By completing a booking through this platform, you acknowledge and agree that these terms govern your reservation, including the platform's right to cancel reservations made at rates affected by Obvious Errors.
